You are getting good advice to rent out a room (or two if there is another space you can sleep in especially if there is a 1/2 bath) get as creative as you can. I’d ask in a real estate sub to see what ideas they have. 

You could try to sell it. I know you just bought it but it could work out. I know sometimes lenders take a short sale.

Worst case scenario - you stop paying the mortgage and eventually walk away from the house. That would indeed suck. But you would recover. It would be something that happened and then was over.  You don’t have a cancer diagnosis. You haven’t hurt anyone. This won’t haunt you forever. You will absolutely get through this one way or another. Hell, you wouldn’t even be walking away from a big down payment that you saved up.

You’re going to be ok. It’s going to suck for a while. But you’ll be ok.

Structured settlements. The plaintiff wins a lawsuit, gets a judgement, but it’s paid like an annuity over time 10-30 years. Plaintiff wants a lump sum payment. Investors buy the annuity in whole or in small pieces at a discount and take over the monthly payments.   

I paid $200k, payments were deferred 1.5 years. I am paid $1,549.34 monthly for 26 years for a grand total of $483k.

there's always work to do because things can always improve. That's true for other types of engineering, but unlike building a bridge or a car, in software the transition from "development" to "production" is continuous.

Instead of thinking about that, orient yourself to the job the software is doing, and what specific problem its solving for people. Under that perspective, there's a minimal set of things you need to do in order to do that job. Most of development planning I do, is figuring out what is that minimal set of things we need in order for the app or whatever to be successful.

The difficult thing about software, and what will take years to learn, is to understand the tradeoff space between doing something fast that quickly solves a problem but might have a lot of tech debt, and taking more time to do something right, and having less tech debt or ongoing costs. There's no right solution, and in different business cases you'll want to make different tradeoffs.

If you’re not buying a house pretty much immediately, get that cash invested. If it’s less than 6 months, put it in a high yield savings account. No reason to have that much cash sitting around.

So certain individuals would buy an account from some random person in Indonesia for example for $50 USD and resell it to someone in America for $300-400 USD each. They made bank doing this by building online presence as the go to person in Indonesia and in US buy/sell forums.

Living the dream! My parents still work 60 hrs a week (down from 80 when I was a kid). Hard work is all they know.  They can’t grasp the concept of FIRE. Their timeline of retirement lines up pretty closely with my FIRE. I can’t wait till I pleasantly blow their minds by retiring with them and treating them to first class flights. FICO Scores to Include a Shopper’s ‘Buy Now, Pay Later’ Loan History

Location: US-TX. 

My in-laws both died within a week of each other. They were young, nearing retirement age, but this was sudden and unexpected, and nothing is really 'planned'. We are unsure of passwords, all of their accounts, access to docs, etc. Because of the circumstances, the medical examiner said my MIL had to have an autopsy, so we don't have an official cause of death or death certificate. My FIL had a more clear cause of death and no autopsy, so we expect his death certificate sooner.


Overall assets are significant, let's say nearly 7 figures, so I am interested in any key insights on what to do next, but I'm wanting to do more research before posting more personal info.

They weren't estranged from us, but we did not have a strong relationship. My spouse is listed as sole inheritor and executor, but will be splitting everything 50/50 with their sibling.



**My key question: What do I do about their bills?**
The banks have frozen their daily account from which the majority of their bills were paid. The amounts are set to zero but I can still see the true balance and transaction history. All of those auto-pay bills will now fail to draw from that account.

**For critical things:** home insurance, water, gas, electricity, do I need to just reach out to those companies to assume the current bill? Will I need to create a new account to cover until we can complete probate and sell? 

For less critical things: phones, tv, internet, subscription services, do I need to do anything? Will their estate be on the hook for 'debt' on these accounts if they fail to pay a bill on time? Or can we get the death certificate and use that to later absolve the estate of those charges for digital services not in use?


Any help is appreciated.


***Edit to address a recurring theme in feedback, which I appreciate:*** We have an attorney. We have applied to probate. There was a will that leaves everything to my spouse. Whether we use our personal gift exemption or adjust the inheritance with probate with the help of the attorney to give my sibling-in-law half is something we will figure out with the help of the lawyer. 


Unfortunately the family attorney (a sibling of the deceased who works primarily in probate) is a not the most communicative and has not been very clear with us (my spouse alone, or both of us together) so far. But, it's not my call to get a different lawyer and my spouse does not need the added family drama. The funeral home liason, who was an absolutely amazing person and the greatest support and wealth of information we've had so far, was very clear to not tell the banks they died until we were ready with probate and the death certificate to transfer money to the estate to avoid complications. The family member probate lawyer dragged the entire family including ailing and immobile grandparents to the bank for 3 hours unnecessarily to wait for a separate issue that made it very clear that they are not exactly as much of an expert on these matters as we might need.


They have filed for probate, but we may not have a court date until after these bills are past due. The questions I ask here are at the explicit request of my spouse. 

What the lawyer has said so far is that we will have 2 court dates, the first allowing us to set up an estate account and begin transferring assets. But, again, we are waiting for that to occur, and bills come due very soon.

Both in-laws died. Banks have frozen assets. How do I deal with their bills?

Wondering if this is a fair price for a subway location located inside a college?

The monthly rent is about $2500 per month and weekly sales averages between $6400 to $7600 per week. Lease has 4 years left with option to renew for another 5 years.

The current owner has two full time employees on staff that are paid 70k per year (35k each) and the take home net profit after wages for the two employees, rent and COGs and other expenses for the location is around 60k to 70k per year. The owner apparently does not work at all at the location. So about 130k to 140k net profit if not accounting for wages per year.

I’ve been looking into purchasing existing businesses recently and this seemed like an easy starter business. If I bought it I was thinking of working there at least part time to lower the overall wage cost.

I am 44 years old and, while I have made responsible financial decisions most of my life, I look back now and regret a lot of my choices.

I spent the vast majority of my career as a relatively low income earner. On top of that, we chose for my wife to be a SAHM. My career path has been centered around small businesses without access to any benefits or retirement plans. All I have is what I have saved.

I was diligent about small investments into my IRA early on. It built very modestly, but with a growing family and low household income, I paused contributions to retirement for quite a span of time.

I finally hit my stride in my early 40s on the income front. I was able to get more serious about savings as my income increased, and built a 3 month-ish emergency fund, and have built my IRA to $250k. We have 2 paid off vehicles and no consumer debt. The mortgage will be paid off right as I arrive at retirement age.

But, I am still gripped with financial anxiety and regret over past choices.

Why did we not spend our wealth building years as a dual income household. What can my wife start doing now at 50? Why did I choose a career path without benefits. What if I can not maintain my current income level over the next 20 years. Why did I put my lively hood in a small business.

I know I have done pretty well. 44 with $250k in an IRA with 20 years left to work is a healthy position. I won't be traveling the world in retirement, but will be set for a comfortable life with my needs met.

But the anxiety still grips me. I feel like I can't breathe at times. Like I have built a house of cards and one move could cause it all to crumble.

Probably time to se a therapist...

Does Financial Anxiety Ever Go Away?

Hello! I’m a male living with parents, just this year alone with 2 jobs I’ve made good money, in my eyes this is what I mean. 

I work at a dealership and I’ve yet to not atleast hit $6k a month, but I work at part time job that gets me $3k extra a month, on a good streak I can make over 10k this is after taxes. I am almost done paying all of my credit cards and have no debt to my name. I started the year at $-1.00, and I’ve saved up to 15k now after paying off most of my debt. 

I haven’t bought myself anything not even shoes and I do eat out everyday but it never goes over $20. Cars paid off. And I give my parents $750 a month for myself to be there.

So my dilemma is this: I plan on moving out in a year or two, I would really like to upgrade my car and get something nice for myself, but I don’t want it to affect me buying a house later. I also don’t know if I should keep money aside for anything. Essentially I am lost when it comes to having money because I’ve never had this much and would really just like some feedback on what good next steps would be. If you were in my shoes. 


[edit] - the car would be a nice BMW with payments under 300 a month and I would pay it off within 2 years and it would be no more than 25k total. I like older BMW’s 2015’s 2018’s

I’m not sure if there’s any way to write this post without coming across as a privileged douchebag, but I’m hoping some FI folks might relate or can share how they’ve tackled a similar experience, even if on a different timeline.

Through a series of fortunate circumstances, I’m now closer to FI way faster than I had expected. I guess I’m already LeanFI, based on my current expenses. And now I’m having an existential crisis.

For context, I’m 25. NW $950k. Currently on track to spend about $30k this year while traveling the world.

I was born in the US to an upper middle class Asian immigrant family in the suburbs. We lived fairly frugally growing up because of my parents’ immigrant background, although we were never lacking in anything important. 

There was always food on the table, and our family never struggled to pay the bills. For K-12, I went to our local public schools, which had excellent teachers, and I got a pretty good education growing up. I ended up going to a fairly prestigious state college, which my parents very generously paid for.

In college, I “played the game”. I studied hard, did a double major in Computer Science and Business, grinded for internships, and landed a well-paying tech job after graduating.

After I started my new job, I lived way below my means. I spent roughly $30-40k a year, which meant I was saving over 70% of my income, but I also didn’t feel like I was particularly limiting myself since I was living much more luxuriously than I was in college. One of my few spending regrets is choosing to live in a cheaper apartment close to work rather than the VHCOL big city 1.5 hours away, which most of my peers were doing. I think my social life did suffer a bit from living in a suburb instead of a big city. That said, I still got to go on fun weekend excursions, vacations, and worked remotely for 1-2 week stretches from different places around North America.

Over the course of 3 years, my NW ballooned, thanks to my high income, aggressive investing, and strong market performance. On top of that, a completely lucky speculative buy of NVDA a few years back exploded from $15k to $200k+. (I now only invest in broad market index funds, which make up 70% of my portfolio)

Earlier this year, I felt increasingly frustrated with my lack of autonomy at work. It felt like I was just repeating a cycle of waking up, working all day, and coming back with just enough time to eat dinner and scroll social media for 1-2 hours. 

Realizing I needed to break out of this routine, I decided to quit my job to go on a 1-year travel sabbatical, something I had always dreamed of doing when I was younger. And over the last few months, I’ve traveled throughout Southeast Asia, spending between $1.5k - $2k a month while having some pretty incredible experience including scuba diving, learning Muay Thai, and riding a motorcycle across Vietnam. 

At the same time, my investments continued to grow, way outpacing my spending. My NW has increased by over 3x what I saved for this trip to begin with, which was kind of a shock to my system. I realized that if I wanted to, I could just keep doing this indefinitely and probably be just fine. The math checks out. 

I had expected to continue grinding away at work until I was at least 35 before achieving FI. I actually enjoyed a lot of the aspects of my old job, including collaborating with smart teammates, working on a variety of challenging problems, and socializing with my peers. But now that I know there’s no financial pressure for me to go back into my old career, I’m not sure what I want to do after my travels are over.

Every day I can feel the existential dread creeping in—what’s the purpose of life?

It’s compounded by the fact that I’m actively doing the bucket list thing I’d always dreamed of doing, but still feeling that sense of emptiness. Since I’m relatively young / early-career, I also haven’t had many experiences to build off of to give me a stronger sense of direction. I also struggle with the thought that  “I don’t deserve this”, knowing how much of a factor privilege and luck played for me to get in my current position. I suspect the path forward is experimenting with working on things that are more inherently fulfilling, but I’m finding it hard to zoom out to see what all the possibilities are.

So I’d like to ask FI folks who may have gone through something similar - what gives you purpose today? If you FIRE’d at a young age, what do you plan on doing with the rest of your life?

**TL;DR** - Got close to FI way faster and way younger than expected. Having an existential crisis while traveling the world. Wondering what gives other people meaning / purpose after becoming FI.

People who are already FI - what gives you purpose?

Just a couple months ago this sub was littered with people saying they got out of the market and won't be coming back in anytime soon, converted all to bonds, etc.. 

I would love to hear from this group and get their thoughts now that the market is at/near a new ATH. 

I'll be the first to say that I deleveraged my portfolio, but did not exit the market. Any LEAPS I had were all converted into stock. Do I regret it? Not really.

I have been using AI to speed up development processes for a while now, and I have been impressed by the speed at which things can be done now, but I feel like AI is becoming overrated for development.

Yes, I've found some models can create [cool stuff](https://www.designarena.ai/battles/detail?tournamentId=tournament_1750855805121_s5x0lku) like this 3D globe and [decent websites](https://www.designarena.ai/), but I feel this current AI talk is very similar to the no-code/website builder discussions that you would see all over the Internet from 2016 up until AI models became popular for coding. Stuff like Loveable or v0 are cool for making UI that you can build off of, but don't really feel all that different from using Wix or Squarespace or Framer, which yes people will use for a simple marketing site, but not an actual application that has complexity.

Outside of just using AI to speed up searching or writing code, has anyone really found it to be capable of creating something that can be put in production and used by hundreds of thousands of users with little guidance from a human, or at least guidance from someone with little to no technical experience?

I personally have not seen it, but who knows could be copium.

AI feels vastly overrated for software engineering and development

Just curious, not employed atm, in school for CS. But was curious for people who are full time SWE, how is there always something to do?

I mean, say you’re building a webapp, what happens when it’s completed? Do you just sit there?

If no features need to be implemented, say an Amazon like site, id say the site is perfect and doesn’t need anything else, how come there is always something to do?

Update: Thank you everyone. I think you’ve all confirmed my suspicions, that I should definitely get a room mate. I will be staying in the master bedroom and then I think renting out the second bedroom for $1k plus utilities (or maybe a higher stable price to include utilities) would be my best bet, as it would bring my payment to $1700 which is much more doable in this city. There are lots of opportunities in the city here, so I am trying not to panic but agree that a room mate is necessary 

Hi, I’m not really sure what to do right now. I’m just extremely confused and stressed about my current financial situation. I feel like I made a major mistake with buying my first house. 

I am a single first-time home buyer, with no family financial support and very little savings when I set out to purchase a house a few months ago. I bought the house with zero down through down payment assistance and on an FHA loan. My total monthly house payment is $2729, for a $350,000 valued house with a 6.25% interest rate. 

When I moved to this city and bought the house, I had high hopes about everything. I had obtained a well-paying job that was also set for 15% raises later this year and had potential plans for my partner to move in and split the bills equitably. I also planned to refinance as soon as possible to lower my monthly payment and was working on raising my credit score to do so (it has a lot of room for growth!) 

All of this collapsed pretty quickly recently, between experiencing a break-up and very unforeseen job loss. I also had an unexpected emergency during this time, which ended up in me almost maxing out my $1600 limit credit card and taking out a few thousand dollar loan from a friend. This high credit utilization obviously Isn’t great for my credit score and hopes to refinance. The personal loan through my friend Isn’t great either, but it’s luckily interest-free and with no pressure to repay on a specific timeline. 

I just feel like such a train wreck right now and I’m not sure what to do. I don’t think I could even consider selling the house at this point, because I just don’t have any money to cover selling expenses or moving expenses. I also literally just purchased it and have only made one mortgage payment so far, meaning I don’t have much in terms of equity at the moment. 

I feel like maybe my best bet would be to rent out my second room to a roommate, the thought of this just stresses me out a lot. I’m not sure what I would have to do to set that up, as far paperwork and all of that. The house is also in the middle of a lot of projects like painting and re-doing the backyard, so I’m unsure of whether it’s fair to rent out the second room in that case? 

I don’t really have family to talk to about all of this and none of my friends own a house or have been in a similar situation. Any advice or thoughts on this would be great. I’m going to be okay for now because I received some severance pay and have paid off half of my next mortgage payment, so I’m feeling okay about upcoming payments and such. I’m just mostly concerned about the future and my quality of life, as I may have to take a lower paying job with overtime in order to just barely cover this expensive monthly housing bill. I just feel so trapped, so scared and really regretful of my choices and all of these unforeseen events

Other than stocks, commodities bonds etc, what have you got that you never thought would be an investment but has appreciated? 

I bought a Chief Keef finally rich vinyl a few years ago for around £30 it’s worth about £80-90 now giving around a 260% upside over that time. 

What’s the most niche investment you have made money on?

Blessed and excited to start spoiling my parents! Both of my parents recently retired over the last year after decades of working incredibly hard in middle-class jobs. They poured everything into providing for me and my younger brother, and now that they’re done working… they don’t really have hobbies or big plans (they lived Lean FIRE except for putting me and my little bro though private school). Their whole identity was wrapped up in being dependable, working nonstop, never splurging.

They’ve never flown anything but Economy-class (and cheap airport hotels) their entire lives. So for our upcoming August summer trip (just finished booking the final part of our itinerary for our five day trip this morning) , I’m paying for everything and got business-class tickets — it’ll be their first time ever flying up front (except for a couple random times my dad got upgraded for free, but definitely first time for my mom). 

I’m asking my little bro to film the big reveal on his iPhone camera… this is a surprise (including the hotel in Hawaii, which is a 4-star hotel as opposed to the 3-star hotels they’ve always stayed at)— I’m planning to wait until we get into the car to go to the airport. My dad offered to cover his own ticket in economy, but I can’t wait to smile at home and say “it’s been 39 years…. This one’s on me.”

Just wanted to share a small moment that makes me appreciate what financial independence allows us to do — not just for ourselves, but for the moms and dads who sacrificed to help us get here. They gave me and my brother everything. It feels really good to finally start giving back (and hopefully they won’t get mad at me to spending money unnecessarily! … that’s the type of personality they have!)
